Frequently Asked Questions

Common questions about land verification and our services

What is land verification?

Land verification is a due diligence process that checks property details against official government and land registry records. We confirm ownership, title status, and identify any encumbrances, liens, or legal claims on the property so you can make informed decisions before paying.

How long does a land search take?

Basic Registry Search and Full Legal Risk Review typically complete within 5–7 working days. Express Search includes a 48-hour turnaround with priority review and legal consultation.

What documents do I need to submit?

You’ll need the property address, title number, and purpose of search. Optional documents (e.g. Seller’s Root of Title, Power of Attorney, Deed of Assignment) can be uploaded to support a more thorough review. We’ll guide you through the request form.

What areas do you cover?

We focus on Lagos, Nigeria, and work with Lagos land registries and government databases. Coverage may extend to other states depending on record availability—contact us to confirm for a specific property.

Is LandSearch.ng a substitute for a lawyer?

No. Our reports are informational tools for due diligence. They do not constitute legal advice. We recommend consulting a licensed real estate lawyer before completing any property transaction.

How do I pay for a search?

Payment is made securely online after you submit your request and accept our terms. We use trusted payment providers. You’ll receive confirmation and updates by email.

Can I get help after verification (e.g. deed, contract)?

Yes. After verification we offer follow-on services including sales contract drafting, deed of assignment preparation, title perfection, notarization and registration, and legal consultation. See "Complete Your Property Transaction" on the homepage or contact us.
